Planning and Design


We have experience in all aspects of designing from remodelling kitchen layouts to extensions and new builds. We offer a free site consultation to discuss your requirements and are happy to provide design ideas for your proposed works. A free fixed quotation will be provided, with amendments only being made if you make additions to the proposed specification.


Planning permission is often not required for extensions and conversions, as long as the proposed works meet certain criteria. This is called Permitted Development. We will advise on whether your proposed works need planning permission and if not then we will obtain exemption confirmation from the council. If planning permission is needed then we can handle everything for you should you wish us to. We charge a small fee for drawings and the application (see below).

We will provide scale floor plan and elevation drawings for the works (if you do not already have these), irrespective of whether Planning Permission is required. This allows you to see what the finished works will look like.

A Party Wall Agreement may be required if the works are utilising a party wall, such as in a loft conversion, or if an extension is within 3m of a boundary. This will require written agreement from your neighbours for the works to proceed. If this cannot be obtained then agreements can be pushed through by a legal process (can be costly) or alternatively the extension can be designed so that it is 3m from the neighbour's boundary.

Should planning Permission be required for the project then we can provide this service. Fees for planning drawings vary depending on the size of the extension / works:

Scale elevations and floor plans (Existing and proposed): £300 to £500 for extensions and conversions. £650 - £1200 for new builds.
OS Location Plan and Block Plan: £35
Planning Application submission: £150 - £350

The above fees will be discounted from the cost of the build if you proceed with the works following planning approval. The only fee you will then have to pay is the Council's planning application fee, which is typically £150 for residential extensions (variable for other works and new builds), saving you on average between £1000 and £3000 in architect's fees. 

If you already have plans in place then we can of course provide a quotation for the building works only.

Building Regulations 

Building regulations are separate from planning permission and are a legal requirement for building works that have a structural element or alter the existing intrinsic structure of the building.

We will provide structural calculations (fees vary depending on the works), and handle the building regulations application for the works. 

Fees: Structural calculations: Typically around £500 for a residential extension, however varies depending on the number of stories and openings requiring structural supports etc.
Building Regulation Drawings: £500 - £800.

Full building regulation drawings are often not required as many extensions and internal works can be carried out under Building Notice. This will save the fee for the Building regulation drawings. There is also a fee payable to the council for the Building Regulations Application, which varies depending on the nature and size of the proposed development. We will provide a fixed cost for building regulations with the quotation for the works so that you know all of the costs involved from the start.
